                                                            APPLE FARM - COMING SOON!

SUBJECT PROPERTY

Construction of the home and some outbuildings were completed during the 1970's. This farm has been primarily used as a family farming operation before and since and more recently as an operating fruit (apple) orchard. Prior farming practices were production of livestock, soya beans, corn, vegetables, peas and other cereal grains.

The farm has had some capital improvements over the years, including the addition of a bunk house used for seasonal help, shop and equipment barn.

The main buildings are situated near the front of the parcel yet some 1000 feet or more off Regional Road #3. The total workable farm acreage is farmed by the owners and used mainly for production of apples. Present ownership intends to take advantage of an existing government grant which will pay the owner $1600 per acre for the removal of the old standard style apple trees. There is approximately 10 acres planted into dwarf and semi-dwarf trees.  If the older standard style trees were removed, one would expect that there would be 40 acres, more or less, that can be used in production of general cash crops.

The arable acreage remaining could then be leased out for as much as $250/acre for vegetables and other crops.

Total combined acreage is 54.43 acres according to the legal description as published.  There is a survey for the property.  About 5 acres are bush and waterway and the balance being building site and yard, leaving 40-45 acres workable.

From the road frontage to the buildings is generally level, while to the rear of the buildings at the rear of the farm, is a mix of scenic gently rolling topography with a creek running the entire width of the property.  There are two pond sites on the farm as well.

Area and Neighbourhood  Analysis:

The subject property is located 10 kilometers south of the Town of Simcoe.

Norfolk boasts many natural wonders, including 110 kilometers of

Lake Erie beaches, the 30-kilometre Long Point sand spit unique Carolinian forests, historical sites and a warm climate. The sun-soaked golf courses are among the first to open in Ontario each year!

The immediate neighbourhood is rural in nature and consists of farming operations such as mainly cash cropping, which includes the production of grains, ginseng, tobacco, vegetables. There are few livestock operations in close perimeters. Adjacent land owners are actively engaged in the business of farming and for the most part cash cropping, vegetable farming, some dairy farms.
