A part of the farm still contains an older apple orchard producing primarily the Northern Macintosh variety which may provide some income from the apple juice industry.  There is a park-like hardwood forest that is at the very left rear of the farm and is approximately nine acres in size.  The soils are entirely organic and remain presently in its original sod formation.  The main buildings are situate approximately in the very centre of the entire site and is approximately 2000 feet from the road frontage.  Access is by a very private gravel lane and the main buildings are barely visible from the road.

GEORGIAN-STYLE CENTURY HOME:

Probably built between 1860 and 1890, this is a two-storey frame home with considerable interior updates.  The lower level is composed of a large country-style kitchen, family room, living room, main floor full bathroom, and main floor master bedroom.  The upper level is presently rented and contains a kitchenette, a full bathroom, two large bedrooms and two smaller bedrooms.  Approximate living area is 3800 square feet.  Minor improvements are still needed, but the original impression provides the viewer with an immediate comprehension of how this home can easily display its original glory.

SECOND RESIDENCE:

This is an older frame home which has much local history as it was one of the first homes built in times of early settlement.  It has approximately 1000 square feet of living area and contains a large kitchen, family room, and rear woodshed on the main floor.  The upper storey contains two bedrooms and a full bathroom.

This home has not modernized to much extent and if one would prefer, this home can be re-developed or a new home could be build on site with the plan or re-locating it to one of many natural settings within the property, provided that this home would eventually be removed or torn-down.

MAIN SHOP AND STORAGE FACILITY:

Originally designed for Cold Storage, this building contains an interior square footage of nearly 4,000 square feet and measures 64’ x 62’ inside measurement. This building was constructed of industrial-style cement block with steel roof and double thickness cement floor and has twenty foot high ceiling throughout.  The building is divided into three specific areas:

-         Area #1 measures 30’ x 32’ – cold-storage equipped with Keep-Rite Refrigeration installed in 1987, never used, but highly functional.

-         Area #2 measures 64’ x 28’ and is also cold-storage equipped. It has 12’ x 18’ roll-up door dividing it from the rest of the building.

-         Area #3 measures 30’ x 32’ is the main access area to the rest of the building and provides a 12’ x 18’ roll-up door for exterior access.  This area contains a 208 Volt electrical panel along with an industrial transformer creating a total voltage delivery of 600 Volts.  This area also contains a suspended gas-fired furnace.

The ceilings throughout are totally insulated and this building is easily adaptable to a wide range of uses such as: a cold-storage facility, light manufacturing, mixed-use shop, and would have a replacement cost new of approximately $200,000.00 and more should one consider the cost of introducing a new 600 Volt service to this facility.

OLDER TWO-STOREY FRAME BARN:

This building measures 50’ x 34’.  Physically functional and would be greatly improved with addition of new steel siding and a cement floor.  Suitable for transformation to a horse/livestock or equipment storage facility.

SERVICES:

600 Volt Hydro from the road to the modern Industrial-Style Barn.

Water service is supplied by one water well, for both homes.

Septic systems are situate for both residences.

Propane, Oil and Wood heating.

Potential Natural spring water service by connecting water line to the Artesian Spring well.
